How Much Does a New Roof Cost in Texas?

The honest answer is that nobody can price your roof over the phone, and a contractor who does is guessing. What can be explained is exactly what the number is built from, which is more useful, because once you understand the inputs you can read any quote you are handed and tell whether it is complete.

A roof quote is a calculation, not an opinion. Here is every variable that goes into it in Texas, in roughly the order of how much each one moves the total.

Roof size is measured in squares, not square feet

Roofing is priced per square, and one square is 100 square feet of roof surface.

Two things surprise homeowners here. First, roof area is always larger than house footprint, because the roof slopes. A 2,000 square foot single story house does not have 2,000 square feet of roof. Second, the waste factor. Shingles have to be cut to fit valleys, hips, and edges, so a roof needs more material than its bare area, and complicated roofs waste more.

This is why a quote should state the number of squares. If it does not, you have no way to compare it against another quote, and no way to check it later.

Pitch and complexity change the labor, not the material

Pitch is the steepness of the roof, expressed as vertical rise over 12 inches of horizontal run. A 4/12 roof can be walked comfortably. A 9/12 roof requires staging, harnesses, and roof jacks, and everything takes longer.

Complexity works the same way. Every valley, hip, dormer, chimney, skylight, and change of plane is a place where material gets cut and flashing gets fitted. A simple gable roof over a rectangular house is the cheapest shape per square there is. The same square footage split across multiple intersecting planes costs considerably more to cover.

Height matters too. A two story or three story roof costs more than a single story roof of identical size, because of access, staging, and the time spent moving material.

Material is the variable you control

This is where the range is widest, and where the decision is genuinely yours.

Three tab asphalt shingles are the entry point and are increasingly rare on new work, with shorter expected life and weaker wind ratings.

Architectural asphalt shingles are the standard choice for most Denton homes. Better wind performance, longer expected life, and the lowest cost per year of service for most households.

Class 4 impact resistant shingles cost more up front and are tested for impact performance, which is the relevant question in a hail corridor. Many Texas carriers offer an insurance premium discount for them, so part of the extra cost can come back over time. Confirm the discount with your carrier rather than assuming it.

Metal roofing, whether standing seam or exposed fastener, costs meaningfully more than asphalt and lasts far longer, while reflecting heat rather than absorbing it. Judged over the service life rather than at purchase, the comparison narrows considerably.

Tile and slate are the most expensive common options and can last generations. Weight is the constraint, and the structure has to be evaluated before anyone quotes.

Cedar shake carries a distinctive appearance and real maintenance requirements in a climate this hot and dry.

The right way to compare these is cost per year of expected service rather than cost at signing. A cheaper roof replaced twice is not cheaper.

Tear off, layers, and what is underneath

Removing the old roof costs money, and removing two layers costs roughly twice what removing one does. Disposal fees apply either way.

Texas permits a second layer over an existing roof in many circumstances, and the apparent saving is usually a false one. Roofing over hides the decking condition entirely, adds weight, traps heat against the new shingles, and shortens their life. It also guarantees a more expensive tear off next time.

Decking is the variable that most often moves a quote after work has started, and it is the one to ask about before signing. Damaged sheathing cannot be left in place, and nobody knows how much of it is bad until the old roof is off. A properly written quote states the price per sheet for decking replacement, so if the number changes you can see exactly why. If a quote does not mention decking at all, ask.

The parts of a roof that are not shingles

A complete quote includes the components that actually stop water, and these are where cheap quotes get cheap.

  • Synthetic underlayment across the full deck
  • Self adhering ice and water barrier in valleys and around penetrations
  • New drip edge around the entire perimeter
  • New flashing at chimneys, walls, and skylights rather than reused flashing
  • New pipe boots at every plumbing penetration
  • Ventilation sized to the attic, whether ridge vent, turbines, or static vents
  • Starter strip and ridge cap, which are specific products rather than cut up field shingles
  • Permit fees, debris disposal, and the magnetic sweep for nails

Reused flashing is the single most common corner cut, and it is the most common cause of a leak in an otherwise new roof. If a quote is materially cheaper than the others, this list is usually where the difference is hiding.

Texas-specific factors

Hail season demand. After a major hailstorm, roofing capacity across North Texas tightens and pricing follows demand. Scheduling outside the spring rush is often both faster and cheaper.

Ventilation requirements. Attic temperatures in a Denton summer are punishing, and undersized ventilation cooks shingles from below. Adequate venting is not an upsell, it is what keeps the material warranty meaningful.

Wind ratings. North Texas gets straight line wind with its storms. Wind rating is a real specification on a shingle and it should appear in the quote.

Permits. Roof replacement generally requires a permit from the City of Denton, and surrounding cities have their own requirements. Pulling it is the contractor’s job, and the fee belongs in the quote.

You can see what North Texas weather actually does through the National Weather Service Fort Worth and Dallas office, which publishes local storm reports for the region.

Insurance changes the question entirely

If the roof is being replaced because of hail or wind damage rather than age, the number that matters to you is not the cost of the roof. It is your deductible.

Texas homeowners policies commonly apply a percentage deductible to wind and hail, calculated against the insured value of the home rather than the claim. Whether your policy pays replacement cost or actual cash value then determines how much of the balance the carrier covers. Our article on roof insurance coverage in Texas goes through both in detail.

One warning worth repeating. Any contractor offering to cover, waive, or absorb your deductible is describing something that is not legal in Texas, and the homeowner who accepts it is exposed as well. The Texas Department of Insurance is the place to verify licensing and to raise a complaint.

How to compare quotes without getting fooled

Ask every contractor for the same five things and the comparison becomes simple.

  1. The number of squares and the waste factor used
  2. The exact shingle product, line, and wind rating, not just a brand name
  3. The decking replacement price per sheet, and how many sheets are assumed
  4. A list of what is being replaced rather than reused, specifically flashing, boots, drip edge, and vents
  5. Both warranties in writing, the manufacturer’s material warranty and the contractor’s workmanship warranty, with their terms

Workmanship is where most new roof problems begin, so the workmanship warranty is the one that tells you the most. A good shingle installed with reused flashing or the wrong nail pattern still leaks, and no manufacturer covers that.

Then check that the contractor will still exist when you need them. After a hailstorm, North Texas fills with out of state crews who work a few weeks and leave, and a warranty from a company with no local address is not a warranty.

Getting a real number for your roof

The only way to price a roof accurately is to measure it, look at the decking where access allows, and count the penetrations. That is a site visit, not a phone call.

Epic Roofing & Construction is a family owned roofing contractor in Denton, TX. Our roof replacement page details exactly what a full tear off includes, step by step. If the roof turns out not to need replacing, roof repair covers the alternative, and hail and storm damage roof repair covers storm related work. Financing is available on replacement projects.

Call (972) 798-7874 and we will measure the roof, inspect it, and give you a written quote with the squares, the material, and the decking allowance itemized so you can compare it against anything else you have been handed.
